Landlords & letting agents

EICR & Electrical Installation Condition Reports

An Electrical Installation Condition Report (EICR) checks a property's wiring, consumer unit and fixed electrics against BS 7671 safety standards. Since 2020, landlords in England must hold a satisfactory EICR for every rented property, renewed at least every five years or at each change of tenancy. We carry out EICRs across Uxbridge, Ruislip, Slough, Hillingdon and Beaconsfield, and issue certificates you can hand straight to your letting agent, mortgage provider or local authority.

  • Full periodic inspection and testing to BS 7671:2018+A3
  • Same-week appointments for single lets and portfolios
  • Digital certificate issued within 48 hours of testing
  • Remedial work quoted and, where possible, completed on the same visit
Fuse boards

Consumer unit & fuse board upgrades

Old rewireable or wooden-backed fuse boards don't meet current safety standards and can invalidate insurance. We upgrade to metal-cased, 17th/18th edition dual RCD or full RCBO consumer units using MK and Schneider components, adding surge protection where the installation calls for it. This is also the starting point for most EV charger installs, since the charger circuit needs adequate protection at the board.

Ongoing compliance

RCD & smoke alarm testing

We run scheduled six-monthly RCD and smoke alarm testing for landlord and letting agent portfolios across West London, keeping a results log for every property so you've always got evidence of compliance to hand.

Common questions

Electrical work, explained

How often do I need an EICR?

Landlords in England must renew an EICR at least every 5 years, or sooner at every change of tenancy. Homeowners aren't legally required to, but it's a sensible check every 10 years, or at point of sale.

Do I need a consumer unit upgrade?

If your board still uses rewireable or wooden-backed fuses, or lacks RCD protection, it won't meet current BS 7671 standards. We'll tell you honestly whether an upgrade is needed during any EICR or EV charger survey.

Are you NAPIT or NICEIC registered?

We moved our Competent Person Scheme registration from NICEIC to NAPIT in 2026. Certificates issued under our previous NICEIC registration remain valid. Read why we switched →
